Mid-Year Market Review
The Shenandoah Valley real estate market continued to find its footing during the first half of the year. While the pace of sales has slowed compared to recent years, the market remains healthy, with home values continuing to appreciate throughout the region.
One of the most notable shifts has been a return to a more balanced market. Homes are taking longer to sell than they did a year ago, giving buyers more time to evaluate their options and make informed decisions. Even with this change in pace, well-priced and well-presented homes still attract strong interest and even some multiple offers.
Across Augusta County, Staunton, and Waynesboro, average home prices continued to climb, demonstrating the strength of our local market. Although fewer homes changed hands during the first half of the year, overall sales activity remains solid, and home values have proven resilient despite interest rates and other economic uncertainties.
Looking ahead, the market appears well positioned for a steady second half of the year. Buyers have the opportunity to be more deliberate in their home search, while sellers who thoughtfully prepare and strategically price their homes continue to see successful outcomes. Real estate is always local, and the Shenandoah Valley remains a desirable place to call home, supported by stable values and continued buyer demand.
